是的,这个不用纠结。因为二级另类的作者,和三级CME的作者,都是不一样的,参考书也不一样。不同的科目,在同一个领域,出现不同的公式,是很正常的。既然考了三级了,那就按照三级书上写的来。

因为基础班163页非常明确的指明:cap rate要用现在的来算。书上的公式就是这么规定的。


非要理解原理,可以这么理解,房地产的租金,往往一签就很多年,租金合同未到期前,不好随着市场去变化。所以用现在的,因为已经约定在租约中。
