讲义里59页说incurable需要折旧，但是在老师做总结的时候又说结构的curable需要折旧，软装的curable和incurable是不需要折旧的。那这样的话incurable到底是需要折旧还是不需要折旧啊，有点蒙。。我看讲义里的例题里incurable也没有折旧。希望老师解决一下谢谢

主要是deterioration 包含incurable 和 curable部分，那么到底要不要减去？

从原理上看，cost approach从replacement cost出发，对于physical deterioration，curable physical deterioration部分是要减掉的，而incurable physical deterioration部分是不减去的，但是有一种特殊的incurable physical deterioration也就是年限所带来的折旧是要向下调整减掉的，所以在做题的过程当中，如果题目当中没有明确说明这里的incurable deterioration是由于什么原因带来的，也没有给出effective age等信息的话，那么就把这里的incurable physical deterioration部分当作是年限所带来的折旧，直接减掉就可以，如果题目明确说明了是由于什么因素带来的incurable physical deterioration，那么我们就不减去，再相应调整年限。

有的题目只告诉你curable和incurable是合并在一起得，并且没有告诉我们effective age等调整年限的信息，那么我们就要把它一起减掉，都把它当作是年限带来的。
