还是关于physical incurable depreciation 的问题，经典题里老李再三强调电梯是算incurable physical deterioration，要扣减，包括经典题下面这道题目，也是把所有的incurable physical depreciation放一起减掉了。可是之前助教老师回答我，包括课件讲义上，都是除了年限相关的physical incurable depreciation，其他的incurable physical depreciation都不用扣减。所以我到底该听谁的？

同学你好，这里是这个题目的问题，这个题目并没有告诉你incurable physical deprecation cost是由于年限带来的，还是什么其他因素带来的。所以是题目本身不够严谨。
A buyer would pay less for a building that is older and has wear and tear. Because incurable depreciation by definition would not be feasible to fix because it does not increase value as much as the cost to fix, we would not deduct the cost of fixing it from the replacement cost. Rather, appraisers try to estimate how a property’s age is likely to affect its value.
这里我粘出来了原版书的原话，对于incurable depreciation, 我们不再减去修复这个incurable depreciation的cost，但是我们还是要估计使用年限带来的影响。所以题目这里给出的incuralbe physical depreciation应该是想指年限带来的部分。但是题目的确不是特别得严谨。
