关于房地产估值成本法的问题

如果题目给出来的是 incurable physical deterioration/depreciation,那就是调整年限的结果，那么就直接减掉。

PPT中关于incurable cost的意思是在计算incurable physical deterioration调折旧的这一步，是在（replacement cost - curable physical cost）基础上来计算的，而不是（replacement cost - curable physical cost - incurable physical cost）。所以说incurable physical cost不是直接从replacement cost减去这种简单粗暴的方式来处理的，而是体现在incurable physical deterioration中。

Cost approach中，从replacement cost出发，总共要做两大块处理，一是physical deterioration结构性缺失，另一块是functional / locational / economical obsolescence。

首先来看physical deterioration，又可以进一步分两种，一种是curable physical cost，这需要从replacement cost中直接减掉，减掉之后在这个基础上来计算第二种incurable physical deterioration部分，incurable physical deterioration使用effective age来计算，是用来调整房地产的年限的，调整过年限的incurable physical deterioration再从replacement cost当中减掉，所以这相当于是把incurable physical deterioration隐含体现出来了。但是题目当中一般会简化这个计算流程，直接告诉你调整过effective age的incurable physical deterioration，那么就直接从replacement cost减掉就可以。

第二大块就是functional / locational / economical obsolescence，这几种是curable/incurable都要减掉的。
