题目中问的是unreimbursed operating expenses对NOI的负面影响最大的是:

首先可以看到三个房产的总费用是:房产1=203160+2100000=2303160,但是回收的revenue也就是红色部分有333333,那么未回收的费用就是=230160-333333=1969827.同理可计算出第二个房产和第三个房产的未回收费用分别为0和1294510.那么它们对于NOI的负面影响主要是看未回收费用占effective gross income的比重,比重越大,影响越大。那么分别计算出比重为35.46%、0%和45.70%,所以房产三占比最大,也就是波士顿的房产受影响比纽约的房产大。
