这种估值和equity的两阶段估值是非常相似的，我们首先要判断从哪一年就开始了永续的增长，本题中可以看到第4年就开始了，那么求terminal value折现的话是要会折到前一年，也就是第3年。这种题目的做法主要在于判断永续增长的时间点，折现到当前值0时刻是要使用NOI1即可。
