因为他们的expense是以2%的速度每年增长的,所以2.5%的折现率其实是一个nominal rate;

为了方便按计算器,我们需要让每年的expense都一样,那就意味着expense不会增长,那么折现率也应该是real rate,所以需要从2.5%里剔除2%的增长率;

real rate 和 nominal rate之间的关系是:(1+real)(1+inflation)=(1+nominal),所以现在已知nominal=2.5%和inflation=2%,求real,则real=1.025/1.02
