这个题说有个人他最初贷了一笔IO的款,贷款比率是80%,相当于贷了5m*80%=4m.当房价下跌后,这个人打算融资重新贷一笔。题目问我们refinance之后每个月月供的变化是多少,那么思路就很明确了,先算一下原来的月供,然后算一下现在的月供,两个相减即可。

最初的贷款是IO的,它每月的利息是4m*2.75%/12=9166.67

现在refinace之后,每个月还钱既有本金,也有利息。因此需要用计算器来计算。

N=15年,所以是15*12

IY是4.5%,所以是4.5%/12

由于新贷款的LTV是80%,房价是4m,所以贷款是80%*4m=3.2m,所以PV是3.2m

然后FV是0

求pmt,算出来是24479.79.

然后用24479.79-9166.67大概是15000
