这题计算方法有点不太明白

解释:

Gross = 800ft2 × 1,000 units × 2.75 rent/ft2 × 12 rent=26,400,000. Next, subtract vacancies and operating expenses (5%, or 100% – 95%, and 30% of gross rent, respectively) from gross rent:

NOI = (1 – 0.35) ×26,400,000=17,160,000

题目中是算出100%占有率情况下的房租, 减掉30% 的 Gross rent 和 5%的 Vacancies:

(800*1000*2.75*12)*(1-0.35)


为什么不这样算:

(800*1000*2.75*12)*(1-0.05)*(1-0.3)

嗨,从没放弃的小努力你好:


题目要求的是30%的gross rent,扣除0.05的空置率之后就不是gross rent了,所以这个计算是不对的。
